Project Description:
The Brewer-Garrett Company provided a turnkey design/build solution that allowed the Hospital to make much needed upgrades to their aging and maintenance intensive mechanical systems. Using a performance contract, Community Health Partners was able to utilize the energy savings generated by the upgrades to offset the cost of this project.
This program’s chiller plant upgrades included replacing an aging absorption chiller and cooling towers with a new 1,200 ton centrifugal chiller, new tower and new high efficiency pump motors. Comfort problems were corrected with ductwork installation/modifications, replacement of chilled water coils and VAV system renovations. The boiler plant was upgraded to include a new Ohio Special boiler to provide redundancy and allow for the reallocation of manpower. Other energy conservation measures included installation of VFD’s on supply fans, addition of economizers and the addition of a steam heat exchanger to eliminate electrically heating domestic water. Lighting was retrofit throughout the hospital, using T-8 technology and non-frequency interfering electronic ballasts and steam traps were replaced/repaired. The existing Johnson Control DDC controls were networked and the controls for the main chiller plant, boiler plant and patient areas were expanded. This program generated enough savings to enable the Hospital to increase light levels and safety through parking lot lighting renovations and paving repairs while remaining self funding.
Creative financing allowed the Hospital to lease this project. Leasing fit with the Hospital’s immediate needs while offering flexibility to their future.
