Playhouse Square Center Central Chilled Water Plant

The Playhouse Square Center is the largest performing arts complex outside of New York City. Located in a historic area of Downtown Cleveland it is made up of 5 theatres with a total seating capacity of 10,000. Host to major productions such as the Phantom of the Opera, Les Miserable and the Lion King these theatres depend on well maintained, reliable, effective HVAC systems. The Brewer-Garrett Company has been working with the Playhouse Square Foundation since 1994. For nearly a decade we have provide a full service maintenance agreement for the five theatres and adjacent office complex. This agreement includes test & inspect labor & expenses, trouble call labor & expenses, repair & replace labor & expenses, components, parts & supplies. While the historic Allen Theatre was being renovated the local utility company planning to provide essential chilled water retracted their agreement in the 11th hour. Faced with lack of capital and little time, The Brewer-Garrett Company stepped up and was able to design and install a new 600 ton chiller plant and distribution piping to serve the renovated theatre, Loews Office Building, and the Playhouse Square Offices located in the Bulkley Building. Due to the fast track construction schedule for the Loews Office Building and the Playhouse Square Offices the project had to be designed and completed in less than 12 weeks!

The chiller plant consists of (3) 200 ton air cooled chillers. The plant serves a variety of areas in the Allen Theatre ranging from the auditorium to the projection booth. Chilled water is delivered to retail, food service and office areas in the Loews Building along with office space in the Bulkley Building. The auditorium at the Ohio Theatre and the box office at the State Theatre also receive chilled water from this plant. The plant is able to meet this wide variety of cooling needs through the use of a NOVAR DDC building automation system.

Both the initial and post project analysis revealed the cost of the chilled water from the newly installed plant was significantly less than that of the local chilled water provider. The fast track schedule was met and the newly renovated Allen Theatre was able to be opened as scheduled. The Brewer-Garrett Company installation was effective in minimizing the operating costs for the Playhouse Square Foundation.

Once again The Brewer-Garrett Company and Playhouse Square have partnered to implement significant improvements to the Playhouse Square Center complex. This most recent program was designed to
  • Reduce the financial impact of the new electric rate
  • Provide an alternative to purchasing District chilled water
  • Attract and retain long-term tenants in the Bulkley Building with lower operating costs
  • Create a program to reduce capital costs by replacing worn out air conditioning equipment
  • Prepare the Playhouse Square Foundation to actively participate in the electric deregulated market place
  • Create a new revenue source for the Playhouse Square Foundation
  • Lower operating costs for the Playhouse Square Foundation
  • Increase the value of the Bulkley Building with the Central Chilled Water Plant
The newly installed central chilled water plant will provide chilled water to all of the theatres the Loews Building, Bulkley Building and One Playhouse Square. It consists of two 700 ton water cooled chillers and replacement of existing DX packaged units with chilled water air handling units. The new plant works in conjunction with the existing 600 ton plant and provide the flexibility to match the cooling load to the actual need. New equipment was also installed with the ability to utilize cooler outdoor air in the winter for 'free cooling'.

The new chilled water plant provides chilled water at a fraction of the cost of the local utility. This will greatly reduce the Foundations operating costs and enable them create a revenue stream by becoming the chilled water provider for their tenants. This program will also save in future capital expenditures for mechanical upgrades.
