Opportunity

The United Way of Greater Cleveland needed to replace an aging mechanical system and brought in Brewer-Garrett as the mechanical contractor. Prior to this project, they had not been able to do any construction or renovation for 25 years. While the original design was over-budget and over-engineered, we were able to provide a customized, structurally sound solution that met the United Way’s financial needs.

Solution

As the chosen mechanical contractor for this project, we proposed a new HVAC system design that reduced unnecessary cost. We also provided a financial analysis comparing the price of staying with district energy to the process of self-generating steam.

The outdoor equipment was mounted on the roof, which eliminated all the rigging and labor costs associated with installing the systems. An open protocol Tridium automation system was installed, which allows required personnel to view the system, receive notifications, and understand what is occurring with building temperatures in the space from anywhere with an internet connection. The building did not previously have an integrated control system.

Finally, we provided a guaranteed service contract, ensuring that the same people who installed the equipment would maintain the equipment for years to come.

Results

The United Way was able to transition off district steam, which will save them money on utility costs.
